The reason is because every real estate transaction is a long process and there is no way around it. Even developing the relationship before the deal is a process. No one entity can do every deal. Business is unlimited for every agent and competition doesn't exist. #letsgooo

Lead by example! For instance, while the other coaches are working hard to figure out how to get you to sign up for their program, I went on a listing appointment for a commercial property an hour away, drove back to show five houses on the golf course, the went to meet another buyer to view & write an offer on a condo, then to meet a third buyer to view three more condos. I'm waiting on a seller for another listing appointment before making live calls today with @davronabz in California on YouTube. All while answering every DM and question you have without ask for a dime. I'm in the trenches. #letsgooo
This is one of my favorite concepts. Finding out "why" your prospects want to buy or sell is the key that unlocks everything. The conversion becomes automatic when you focus on this. Wake up and start concentrating on people, not deals. Then, deals will rain... #letsgooo
Why are we paying hundreds of dollars for the contact information of a random human in our market that may buy or sell? Stop the madness. Even $1‐2 is too much. Use social media and Zillow to market yourself (not buy leads). Use the money you would have spent on "leads" and find targeted property owners contact info for under three cents apiece. Thousands of them. You have to call internet leads anyway. Why not pay way less for better results? Efficiency is key. Quality is key. Depth is key. #letsgooo
Everyone knows I'm about adapting, being efficient and working smarter. But, first and foremost, I'm about out working EVERYONE. The way I got here and will continue to climb is by paying attention to the agents ahead of me, and putting in more effort then they are more consistently then they are. I don't want to know what I "can't" do for someone, I want to know what I "can" do. The real question is...what in the world can I do to help you? slow down when you are talking to people. Listen deeper. Have those conversations that they want to have outside of real estate. Connect first, then convert. #letsgooo
Happens all the time. A seller let another agent quote them a little higher asking price, and they listed with them. They didn't understand the difference in professionalism between giving them the reality of the situation until exactly what you told them would happen if they listed it higher happens. That is the moment you get a phone call to relist it at the price you originally quoted them, and it sells in a week. I don't have enough fingers and toes to count how many times this has happened to me. Another reason to always congratulate buyers and sellers who choose not to work with you. They made the choice they thought was best for them at the time. If you stand by "relationships over transactions", you would be happy for them. They would feel the happiness, and come running back to you in no time. #letsgooo
The highest form of efficiency to me is not holding yourself back by worrying about everything. When you stop worrying about all the things that you "think" matter, it opens up so much time that you didin't even think existed to do more and be more efficient. Just let it go and allowing all the little details to work theirself out on their own. It's OK. Please don't react to every phone call, email or text. Be in control your life. Don't let it control you. And, always use your time to not only continue doing what is working, but also testing new ideas out. Find what works and doesn't work. Eliminate what doesn't work quickly. This is the name of the game. Tweaking is king! #letsgooo

You could work 24 hours a day for the rest of your life and never scratch the surface for what's available to each and every one of us. Please quit blaming the market. In 2006, Zillow changed the face of the real estate industry by selling leads to agents that came from advertising the same agents' listings (a genius idea). However, 13 years later, they still have yet to turn a profit. Zillow's stock got hammered a few weeks ago dur to a very poor outlook as they scramble around trying new business models every year desperately looking for something that will work. Now, they are buying houses to fix and flip losing thousands of dollars on every house they buy. I would say that Zillow "taking over" the industry is an extreme reach given the current situation. If they can't become profitable in 13 years during one of the best markets we have seen and now are a huge buyer of single family homes, what do you think will happen to them in even the slightest recession? #letsgooo #realestateagents #willneverdie

I see what is going on out there in the wonderful world of real estate coaching, and to honest, it makes me sick. Agents getting taken advantage of left and right. People need a coach for one of three reasons. They either need to know the fundamentals, they need accountability or they need a change in perspective. Now, I understand that if you need one or more of these three things, it's worth a lot to you. Even enough to pay an arm and a leg for. You would do anything to succeed. However, there are no secrets. Maybe you are doing everything right, but you aren't patient. Maybe you need to watch a few more of my videos on YouTube to gain the correct perspective and fundamentals. Maybe you should try my 90 day action plan so that I can hold you accountable. But, please don't let a so called guru who hasn't sold a property in over a decade talk you into giving you the "secrects" for a very expensive price. First Listing Appointment Advice: Two days ago I got a random call out of the blue from a very young, brand new agent whom I have never talked to before @garygetsdealsdone. I said he was about to go on his first listing appointment ever and wanted me to give him my best advice. I told him to "literally do not care if you get the listing or not". You may get it, you may not. Doesn't matter either way. Learn something and go on another appointment. Then another, and another. In the beginning, you will land about 15% of your listing appointments into listings. The name of the game is volume and be yourself. Not how to convert every seller. And through the confidence and intentions of not caring if you get the listings and actually caring about the sellers, you will develop trust and up your chances big time to get the listing. As the years pass and your communication skills/experience increase, that 15% will jump to 25%, then 40%...and eventually 95%. Make more calls and get in front of potential clients, that's how you do it. Ask why they are selling and go deeper with the connection. Slow down and listen. Connect first, then convert. #letsgooo

Great interview with @ryanserhant today (replay in bio/YouTube). Thanks brother for your time and sharing your knowledge with us. One big takeaway for me was the difference in low and high producers. High producers always have many irons in the fire, and low producers put all their eggs in one basket setting theirself up for failure. Deals fall through. You can't control that. But, what you can control is you mindset and effort to have many of the unlimited deals out there going on at once. If one falls through, enjoy the future time you get back and close the other 9 deals you have going on. #letsgooo
Just saying...be careful who you take advice from. Lots of coaches out there with two years and 19 sales under their belt. If I had my choice, I would pick a mentor who not only has done what I want to do, but is currently doing what I want to do. Someone in the trenches. Technique is great, but technique plus experience is the ultimate. #letsgooo
Wrong reaction! He should be genuinely happy for and congratulate them. On one hand, they made the decision that they thought was best for them, and that's what you should want for your clients. On the other hand, they just gave him so much "future time" back that he doesn't have to spend with them anymore. Is that not worth anything? He can now spend that future time he just got back, and go get five more deals. Business is unlimited for ever single agent that "wants it", and you will never keep every client. That's what creates the unlimitness. Why not take advantage of the opportunity instead of sulking for no reason. And, like the clients told him...they will be back when it doesn't sell. I just put the biggest deal of my career together, and I'm walking into tomorrow like I'm broke and hungry...scratching to help someone else buy or sell a property. "Where's my next deal coming from?" That's all I think about. I could care less what's listed, closed or under contract. I'm telling you...I'm hungry!
If you think your business will not work, it will not. If you think people will cuss you out on the phone, they will. If you think you have to leave the business when the market crashes, you will. But, if you recognize that the market doesn't make PEOPLE go away, and that people still NEED and WANT to buy and sell real estate regardless of a crash...you are good. Sure, there will be a temporary transition. Sure, it will take you a second to adjust. But, if you are a worker. If you understand what I am saying, that transition will happen so fast it will make your head spin. Then, it's right back to business as usual. Calls, emails, social...asking "WHAT IN THE WORLD CAN I DO...TO HELP YOU!?!" #letsgooo
I don't care if you get a listing, set an appointment, find a buyer, show property or close a deal today. What I do care about is if you pushed as hard as you could to get just 1% better each and everyday. Better at communicating. Better at listening. Better at caring. Better at helping.
